Why Cracks Matter So Much in Grand Junction

A crack in your parking lot isn't just ugly. It's a door for water. And in Grand Junction, water is the worst thing that can happen to your lot.

Here's why. Our climate puts your lot through 80 to 120 freeze-thaw cycles every year. Water gets into a crack during the day. At night it freezes. Frozen water expands by about 9%. That's a lot of force inside a crack — over 30,000 pounds per square inch.

What started as a hairline crack splits open. Water gets deeper. Next freeze, it splits again. By spring, your hairline crack is a half-inch gap. By summer, the asphalt around it starts breaking off. By next winter, you've got a pothole.

This whole cycle takes about 2 years. If you seal that first crack the day you see it, the cycle stops. If you don't, you'll pay 10 to 50 times more to fix it later.

Crack sealing is the cheapest insurance you'll ever buy for your parking lot.

Hot-Pour Crack Sealing — The Good Stuff

There are two kinds of crack sealing. Hot-pour and cold-pour. They look the same in the can. They are not the same.

Hot-pour is rubber sealant heated to about 380°F and poured into your cracks while it's molten. It bonds to the asphalt on both sides of the crack and stays flexible — so when the asphalt moves with temperature changes, the seal moves with it. Hot-pour lasts 3 to 10 years.

Cold-pour is liquid rubber out of a tube. It sets up at room temperature. It's easier to apply and a lot cheaper. But it doesn't bond as well, doesn't flex as much, and lasts 1 to 2 years before failing.

Some companies use cold-pour because it's cheap. We don't. Every crack we seal is hot-pour. That's why our work lasts 5 to 10 times longer.

What's Included When We Seal Your Cracks

Full lot walk to mark every crack. Crack cleaning (each crack blown out with high-pressure air). Crack routing if needed (cut wider for big cracks). Hot-pour application at 380°F. Sand or fine-aggregate blotter on top. Photos before and after. 12-month workmanship guarantee.

Pothole Repair and Patching

Cracks that didn't get sealed turn into potholes. We patch them.

Cold-patch: quick, cheap. For small holes or emergency winter fixes when it's too cold to do real asphalt work. Lasts 6 months to 2 years. We call this a buy you time repair.

Hot-patch: the real deal. We saw-cut the bad section out, remove the broken asphalt and base if needed, fill it with fresh hot asphalt, and compact it. Lasts the life of your lot.

Full-depth patching: when the asphalt is bad all the way to the dirt below, we cut deeper, fix the base layer, and lay new asphalt on top. More work, more cost, but it's the right fix.

Mill & Overlay — When Your Lot Needs More Than a Seal Coat

If your lot has too many cracks, too many patches, or too much surface damage to fix one piece at a time, mill & overlay is the next step. We grind off the top 1.5 to 2 inches of your existing asphalt with a milling machine. This removes all the cracks, all the patches, all the surface damage in one pass. Then we lay fresh hot asphalt down on top. New surface. Full depth. Smooth as glass.

Full Repave — The Last Resort

Sometimes a lot is too far gone. Full repave is the answer. We remove all the old asphalt, fix the base layer, lay new aggregate, and pave fresh. Most lots cost $3.50 to $6.50 per square foot. A 40,000 square foot lot is $140,000 to $260,000. This is why crack sealing matters so much. A few hundred dollars in crack sealing today can push your repave back 12+ years.

How Much Does Crack Sealing Cost in Grand Junction

Crack sealing pricing depends on how much crack you have. We measure linear feet of crack on your walk-through and quote from there.

Frequently Asked Questions

How often should I seal cracks?

Once a year is right for Mesa County. After the first winter, new cracks show up. Catch them in spring before another freeze-thaw cycle.

Do I need crack sealing before seal coating?

Yes. Always. Seal coat is for surface protection — it does not fill cracks. We seal all the cracks, then seal coat over the top. Both are usually done in the same visit.

Why is hot-pour better than cold-pour?

Hot-pour bonds chemically to the asphalt walls and stays flexible. Hot-pour lasts 3 to 10 years. Cold-pour lasts 1 to 2.

Does crack sealing fix alligator cracking?

No. Alligator cracking means the base layer underneath has failed. That section needs to be cut out and patched, or the whole area needs a mill & overlay.

Do you do mill & overlay yourselves?

We sub mill & overlay work to a trusted local paving crew. We project-manage the whole job, document it, and back it with our 12-month workmanship guarantee.
