Lines on a parking lot do four jobs.
1. They tell people where to park. Faded lines mean cars park crooked. Crooked cars mean fewer spaces. Fewer spaces mean unhappy customers and tenants.
2. They make your property look cared for. Fresh white and yellow lines on a clean black lot say "this place is run well." Faded lines on a gray lot say the opposite. Customers read this in a split second.
3. They keep you ADA-legal. Handicap spaces, access aisles, and the painted symbols are required. If they're faded or missing, you're out of compliance.
4. They prevent accidents. Clear lines in fire lanes, crosswalks, and stop bars actually prevent crashes. The painted-on safety markings matter.
A lot that hasn't been striped in 5+ years isn't just an eyesore. It's a liability.
Most lots need a restripe every 2 years. Some need it more often. Here's how to tell.
You probably need a restripe if your lines are gray or fading, drivers are parking crooked, your handicap symbols are washed out, your fire lane markings are barely visible, you're getting customer complaints about parking, or you just got seal coated (always restripe after seal coating).
You might be okay if your lines are still bright white and yellow, all ADA markings are clear and meet current rules, and stripes look like they were painted in the last 2 years.
When in doubt, send us a photo. We'll tell you straight up if you need a stripe job or not.
We don't just slap paint down. Every striping job includes pre-job cleaning (we sweep and blow off every line before we paint), tape-off and edging for crisp edges on handicap spaces and fire lanes, premium commercial-grade traffic paint (lasts 2-3 years), ADA-compliant handicap spaces with proper size and markings, fire lanes painted red with reflective markings, stop bars and crosswalks and arrows, stenciling for numbers/letters/custom logos, photos before and after same day, and our 12-month workmanship guarantee.
We do all of it. From a small office parking lot to a 200,000 square foot industrial lot. Standard parking spaces (single, double, angled). Handicap parking (full ADA-compliant spaces, signs, and access aisles). Fire lanes (red striping with proper No Parking Fire Lane text). Loading zones, drop-offs, no-parking zones. Crosswalks and stop bars. Directional arrows. Numbers and reserved markings (EV charging stalls, customer parking, employee parking). Custom layouts.
Restripe: we re-paint over existing lines. Same layout, just fresh paint. Most jobs we do are restripes.
New layout: we measure, chalk, and paint a completely new layout. Used when you want to change your traffic flow, add more spaces, fix a bad original design, or after major repaving. New layouts take longer and cost about 3 times the restripe price — worth it when your lot needs it.
Restripe pricing depends on how much line we're painting.
Under 2,000 linear feet: $1.50/LF (minimum $1,200). 2,000–5,000 LF: $1.25/LF. 5,000–10,000 LF: $1.00/LF. 10,000+ LF: $0.75/LF.
For reference: a 40,000 sqft lot is usually about 3,000 to 4,000 linear feet of striping. A typical strip-mall restripe runs $3,500 to $5,500. New layouts run about 3 times the restripe rate. Minimum is $3,500. Signs, wheel stops, and pavement stencils are quoted separately.
In Grand Junction's climate, our paint lasts about 2 years before it starts to fade. High traffic, snow plows, heavy truck traffic, and direct sun can shorten that. Most owners restripe every 2 years to stay sharp. Some high-traffic lots restripe every year. This is why our Valley Shield maintenance plan includes a restripe every 2 years and our Monument Plan includes one every year — so you never have to think about it.
Most lots, one day. Big lots (over 100,000 sqft) sometimes take two days. We can usually work in sections so your lot stays partially open.
About 30 to 60 minutes for traffic paint to dry. We use tape and cones to keep cars off until it's safe.
Yes. Standard white and yellow are 90% of jobs. We also do red (fire lanes), blue (ADA), green (reserved or EV), and most custom colors.
Yes, but it'll last longer if we seal coat it first. Paint sticks better to a sealed surface. If your lot is overdue for seal coat, we'd recommend doing both at once.
Three things. One: we use premium commercial traffic paint. Some companies use cheap latex. Two: we tape and edge for crisp lines. Some companies freehand and the lines look wavy. Three: we measure for ADA compliance every time. Most companies don't even check.
Grab the free Playbook. Then we'll come out, measure, and write you a quote. We'll tell you if you need a restripe or a full new layout. We'll tell you if your ADA spaces are compliant. We'll tell you straight up if you should seal coat first. No high-pressure pitch. Just honest info.
