Why a Clean Lot Matters

A dirty parking lot does three bad things to your property.

1. It tells customers you don't care. Trash in the corners, gum on the sidewalk, oil stains in front of the door. People notice. They make split-second decisions about your business based on what they see in the parking lot.

2. It traps moisture and damages your asphalt. Debris piles up against curbs and traps water. That water keeps your asphalt wet long after a rain. Wet asphalt cracks faster. Soft asphalt sinks under tires.

3. It clogs your drains. Sand, gravel, leaves, and trash wash into drains and storm grates. When those clog, water pools on your lot. Pooled water freezes, breaks asphalt, and causes pothole problems by spring.

A regular sweep stops all three.

Parking Lot Sweeping

We use a commercial-grade ride-on sweeper. Not a leaf blower and a shop broom. The real thing.

Every sweep includes: full lot edge to edge, pick up trash debris leaves gravel and sand, clean curb lines where debris piles up, empty trash from corners and traffic islands, haul off everything we pick up (not just push it around), and same-day photos.

Schedules we offer: one-time clean-up (property prep, post-storm), monthly (office parks, light retail), twice a month (busy retail, restaurants, medical), weekly (high-traffic retail, drive-thrus), quarterly included in Valley Shield, or twice a month included in Monument Plan.

Power Washing

Some stains, dirt, and grime don't sweep up. They get washed away with hot water under pressure.

Every power wash includes: pre-treatment of oil and grease stains, high-pressure wash of the asphalt or concrete surface, spot treatment of stubborn stains (gum, paint, rubber marks), sidewalk and concrete pad washing, hauling away any wash water if codes require it, and photos before and after.

When to power wash: once a year on most lots (included in Valley Shield), twice a year for high-traffic properties (included in Monument Plan), one-time before a property sale or major event, or after fluid spills or construction.
